
One of the most common questions sellers ask when they first consider an auction is simple: what actually happens? The process sounds fast and a little intimidating from the outside. In practice, it's structured, logical, and once you've been through it — surprisingly straightforward.
Here's how it works from start to finish.
It starts with a conversation. Before anything else, a good evaluation of the property -its condition, location, market context, and the seller's timeline and goals. Not every Seller is the right fit for every auction format, and a reputable firm will tell you that honestly. If auction makes sense, the next step is agreeing on a strategy: what type of auction, what timeline, and what marketing approach.
Once the auction agreement is signed, the marketing campaign launches — and it launches fast. Typically running three to five weeks (residential or commercial), this is when the property gets maximum exposure: professional photography, drone footage, video walkthroughs, open houses, MLS listing, email campaigns to registered buyers, digital advertising, and social media. The goal is simple; get as many qualified buyers as possible looking at the property before auction day.
During the marketing period, buyers do their homework. They visit the property, review title and disclosure documents, arrange financing if needed, and register to bid. We require proof of funds or pre-approval before a buyer can participate, which means everyone who shows up on auction day is a serious, capable buyer.
Auction day itself is fast. Whether it's live or online, bidding opens, competition drives the price, and when the final bid is accepted, the winning buyer signs a purchase agreement on the spot and submits a non-refundable deposit. The property is sold.
Closing follows — typically within 30 days. Because buyers are pre-qualified and the sale is non-contingent, closings in the auction model are generally faster and more predictable than traditional transactions.
Start to finish, most auction sales go from listing to closing in under 60 days. For sellers with a timeline, that certainty is worth a great deal.
